Plumbing Troubleshooting

Kitchen Drain Slow or Clogged?

Kitchen sink drain slow, usually grease + food debris built up in the line. FREE diagnosis, drain flush with FREE diagnosis. CFC1431159.

Quick Answer

Slow kitchen drain in Tampa = grease buildup (99% of cases). Cold water solidifies hot grease on pipe walls, food particles stick, eventually blocks flow. Fix: drain flush $279 (mechanical snake clears trap + first run of pipe). Severe grease: hydrojet $849 scours pipe walls. Stop pouring grease down drain. Call (813) 343-2212.

Early Warning Signs: What a Kitchen Drain Shows Before It Fully Clogs

A completely stopped kitchen sink rarely happens without warning. These early signals show up weeks or months before the drain quits entirely, and catching them early is the difference between a $279 drain flush and a $849 hydrojet job on a fully packed line.

  • Slow drain after running the garbage disposal. Food particles and grease accumulate in the drain line just past the disposal connection. If the drain empties slowly after the disposal runs but clears overnight, you have a partial grease buildup, not a full clog yet.
  • Gurgling sound in the drain 30 to 60 seconds after water runs. The gurgle is air escaping past a partial obstruction. You will hear it distinctly from the sink basin. It means water is moving through the clog slowly rather than freely.
  • Standing water in the basin that drains in 60 to 90 seconds instead of 5 to 10. The P-trap is partially blocked. You can still drain the sink, but not at a normal rate.
  • Grease smell from the drain opening. Rancid animal fat sitting in a partially blocked line gives off a distinctive smell. The line has not backed up yet, but the grease is sitting there long enough to spoil.
  • Disposal backing up into the other sink basin. If you have a double sink and running the disposal floods the other basin, the common drain line below the junction is partially blocked. Both basins drain to the same pipe, and that pipe is slowing.

The Tampa FOG Rule: How to Know When to Call vs. Wait

FOG stands for fats, oils, and grease. It is the cause of roughly 99 percent of kitchen drain clogs in Tampa. The FOG rule gives you a simple threshold for deciding whether this is a DIY situation or a service call.

If the drain empties in under 30 seconds after running the faucet full-open for 10 seconds, the restriction is mild. Try pouring a half gallon of very hot (not boiling) water down the drain, wait five minutes, then repeat. Hot water softens shallow grease deposits in the P-trap. If that moves the restriction, the clog was in the trap and the DIY approach bought you time.

If the drain takes longer than 30 seconds to clear after the above test, or if it backs up completely at any point, the grease blockage is deeper than the trap and a machine snake or hydrojet is the correct tool. Chemical drain cleaners will not dissolve a deep grease plug in a Tampa drain. The pipe soil temperature (72 to 75 degrees) keeps the grease in a semi-solid waxy state that chemicals cannot penetrate reliably, and the lye in those products accelerates corrosion in older cast iron lines. Call us. FREE diagnosis, $279 minimum if approved work is needed.

Florida Code Corner: Kitchen Drain Permits

Clearing a kitchen drain clog with a snake or hydrojetter requires no permit. That is a maintenance service, not construction. A permit is required when the drain pipe itself is replaced, rerouted, or extended. Hillsborough County Development Services handles residential plumbing permits. All pipe replacement work must be performed by a CFC-licensed contractor. Unpermitted drain pipe replacement must be disclosed at sale of the home. Disposal replacement on an existing circuit also requires no permit. Adding a disposal to a sink that never had one may require both a plumbing permit (for the drain tap) and an electrical permit (for the new dedicated circuit). We handle the permit process. Tampa Kitchen Drain Maintenance Schedule

These intervals are based on average Tampa household cooking habits. Adjust up or down based on how often your household fries, renders fat, or uses the disposal for food scraps.

  • Monthly: Pour a full kettle of very hot water (not boiling) down the kitchen drain to soften and move fresh grease deposits before they congeal. Do not use boiling water on PVC drain lines as it can soften joint fittings over time.
  • Every 6 months: Clean the P-trap. Unscrew the slip joints under the sink, pull the curved trap section, clear any accumulated grease and food residue, and reinstall. This takes about 10 minutes and a bucket.
  • Every 12 to 18 months (active kitchen): Schedule a professional drain flush if you cook daily with oils and fats. A machine snake at this interval prevents the deep-line buildup that requires hydrojetting.
  • Every 5 to 7 years: Camera inspection for homes built before 1985 with original cast iron drain lines. Corrosion and scale buildup narrows old lines gradually. A camera shows the actual pipe condition so you are not guessing when replacement becomes necessary.

What to Do Right Now

  1. Try plunger first, seal other drains, plunge hard.
  2. DIY P-trap clean, bucket under trap, unscrew, clean, reassemble.
  3. STOP pouring grease down drain. Wipe pans before washing.
  4. Persistent slow drain: call for flush or hydrojet.

FREE diagnosis. DIY: free. Drain flush: $279. Hydrojet: $849.

FAQ

Chemical drain cleaner safe?

No. Drano/Liquid Plumr corrode old Tampa pipes + damage disposals. Don’t use. Use enzyme-based drain maintainer or call us.

Hot water + soap to clear?

Helps for mild clogs on modern PVC pipes. Not for old galvanized. Boiling water is risky, can crack PVC traps.

Why grease is so bad?

Hot in the pan = liquid. Hits cold drain pipe = solid. Sticks to pipe walls. Builds up layer by layer. Eventually blocks.

Hydrojet vs snake?

Snake: cuts through blockage. Hydrojet: scours pipe walls clean. For grease, hydrojet way better long-term.

Can I pour boiling water down a Tampa kitchen drain?

Very hot tap water works better and is safer for your pipes than boiling. Boiling water (212 degrees) can soften or distort PVC slip joint fittings under the sink and may crack an older porcelain sink if poured directly into the basin. Water from a kettle that has sat off heat for two minutes is typically around 190 to 200 degrees, which is hot enough to soften fresh grease in the trap without damaging fittings. Reserve boiling water for clearing grease you just poured, not for breaking up an established clog. Licensed CFC1431159.

Why does my kitchen drain clog up faster after using the garbage disposal?

The disposal grinds food into fine particles that mix with grease already coating the inside of the drain line. Those particles stick to the grease layer and accelerate buildup. The drain line immediately past the disposal connection is the most common clog point in Tampa kitchens because that section collects both the disposal output and the grease from hand-washing dishes. Running cold water while the disposal is running and for 20 seconds after helps flush particles through the trap before they can settle. Licensed CFC1431159.

My kitchen drain is slow only when the dishwasher drains. What is going on?

The dishwasher drain line connects to the disposal or directly to the drain stub at the sink. When the dishwasher drains, it pushes a large volume of warm water through the same drain path as the sink. If that drain line has a partial grease restriction, the slower flow from the sink works around it, but the fast dump from the dishwasher overloads the restriction and backs up into the sink. That is a clear signal that the restriction is close to the junction point and a drain flush will resolve it. Licensed CFC1431159.

How is hydrojetting different from snaking a kitchen drain?

A drain snake physically breaks through a blockage and pulls debris back out or pushes it through to the main. It removes the plug but leaves the grease film coating the pipe walls. That film rebuilds into the next clog. Hydrojetting uses water at 3,000 to 4,000 PSI to scour the interior pipe wall, removing both the blockage and the grease film that caused it. After hydrojetting, the pipe interior is closer to its original diameter. Snake work costs less and is right for a one-time clog. Hydrojetting costs more and is right for repeat clogs or lines that have been building up grease for years. Licensed CFC1431159.

Can tree roots get into a kitchen drain line?

Tree roots target the main sewer line where it exits the house, not typically the individual kitchen branch line inside the slab. However, once roots enter the main line, they create a partial blockage that causes slow draining in every fixture connected to it, including the kitchen sink. If your kitchen drain and one or more other fixtures (toilet, tub, another sink) are all slow at the same time, that is a main line issue, not a kitchen-specific clog. A camera inspection of the main line will confirm root intrusion. Licensed CFC1431159.
