Repair or replace your AC?
We tell you straight when a repair makes sense and when it does not. These are the questions we walk through with you:
- How old is the system, and has it had other big repairs lately?
- What does the repair cost next to what a new system would cost?
- Which refrigerant does it use? R-410A systems can still be repaired, but a big leak on an older one may not be worth fixing.
- Is it the right size for the house? An oversized unit short-cycles and leaves the air humid.

New AC systems: what you get
When it is time for a new system, here is how we install it.
- Right-sized with a Manual JWe run a Manual J load calculation on every replacement quote, so the system is sized for your house, not by square footage.
- Goodman and Daikin, R-32Our Value and Premium packages are Goodman and our Elite package is Daikin. Both use R-32 refrigerant. We install other brands too.
- Copper lines and thermostatValue, Premium and Elite packages flush and reuse your copper lines; new copper lines come with Elite Max. A thermostat comes with every package.
- EfficiencyNew split systems in Florida must be at least 14.3 SEER2. Higher-efficiency systems can qualify for utility rebates; see SEER2 explained.
- Permit, inspection and haul-awayWe pull the permit, schedule the inspection and haul the old system away. The permit fee is billed separately.

AC maintenance and the Home Therapy Club
A tune-up is $89 per system, every visit. Regular maintenance means fewer emergencies and smaller repairs, because worn small parts like a capacitor, a contactor or a clogged drain line get replaced before they take out a big one like the compressor or blower motor. Near the Gulf or the bay? We recommend a coil rinse at every visit, because salt air corrodes coils faster.
Home Therapy Club
$20 a month per AC system, or $220 a year prepaid. Every year you get two AC tune-ups, a water heater flush or tankless descale, a whole-house plumbing inspection and a water quality test, and members never pay overtime.

The diagnosis is FREE. Most AC repairs we do in Tampa Bay run $279 to $1,349. Common examples: a capacitor is $279 to $425, a contactor $279 to $389, a drain line repair $279 to $549 and a fan motor $450 to $1,200. Coil and compressor jobs cost more. You approve a written quote before any repair begins.
Do you charge a service call or diagnostic fee?
No. The diagnosis and the estimate are FREE on every call, at any hour, with no trip fee and no after-hours fee. You only pay for a repair you approve.
How much is an AC tune-up?
An AC tune-up is $89 per system, every visit. If you want two tune-ups a year plus plumbing care, the Home Therapy Club is $20 a month per AC system or $220 a year prepaid.
How much does a new AC system cost in Tampa?
A new AC system installed by Home Therapist runs $6,643 to $18,540, from a Goodman Value system to a Daikin Elite, depending on size and efficiency. A thermostat is included. We pull the permit and schedule the inspection, and the permit fee is billed separately. The estimate is FREE.
What AC brands do you install and service?
We install and service all brands. Our preferred installs are Goodman for our Value and Premium packages and Daikin for our Elite package.
What refrigerant do new AC systems use?
It depends on the brand. New Goodman and Daikin systems use R-32. Carrier-family brands and Trane use R-454B. Older R-410A systems can still be repaired and recharged, and we will tell you whether the repair is worth it.

What size AC do I need?
The right size comes from a Manual J load calculation, which looks at your square footage, insulation, windows and sun exposure. We run one on every replacement quote. Sizing by square footage alone often leads to an oversized system that short-cycles and leaves the house humid.
Do I need a permit to replace my AC?
Yes. Replacing an AC system in Tampa Bay needs a permit and an inspection. We pull the permit and schedule the inspection for you, and the permit fee is billed separately.
Can I finance a new AC?
Yes. We offer financing through Wisetack and GoodLeap, PACE in participating areas, and Microf lease-to-own, with rates from 0% APR on approved credit. See our financing page for the details of each option.
Why is my AC running but not cooling?
Common causes are a thermostat set to fan ON instead of AUTO, a dirty filter or frozen coil, low refrigerant from a leak, a failing capacitor, or a dirty outdoor coil. Check the thermostat and filter first. If you see ice on the copper lines, turn the system off so it can thaw, then call us for a FREE diagnosis.
