On water heater installs we pull the permit and schedule the inspection, and the permit fee is billed separately. Water heater prices depend on size and model; your written quote names the exact unit.
Plumbing in Tampa Bay homes
A few local conditions drive most of the plumbing calls we run.
- Hard water. City of Tampa water averaged about 10.8 grains per gallon of hardness in 2024. Other utilities and private wells test differently, so we test the water at your tap before recommending a softener.
- Polybutylene pipe. Many homes built from about 1978 to 1995 have gray polybutylene supply lines. When one fitting fails, we usually recommend a repipe. See our polybutylene guide.
- Repipes. Uponor PEX-A is our preferred pipe. We also repipe with CPVC or copper when you ask for it or when it fits the job better.
- Tankless and scale. Tankless units are more sensitive to hard water, so we always recommend a softener with one. If you decline, we still install the tankless.
- Leaks. Leak detection is FREE with the diagnosis. We do not do pool or irrigation leak detection, but we do repair broken irrigation lines.

How much does a new water heater cost in Tampa?
Installed Rheem tank water heaters run $1,484 to $3,156 for electric and $1,845 to $3,062 for gas, and hybrid heat pump models run $4,148 to $6,844. We pull the permit, schedule the inspection and haul the old unit away. The permit fee is billed separately.
How much is a water heater flush?
A water heater flush is $89 for a tank or tankless unit. That is our standing price, every visit.
How much does drain cleaning cost?
Clearing a toilet with an auger is $279. Clearing a sewer line through a cleanout is $349, or $549 when the toilet has to be pulled. Hydro jetting is $849, and a sewer camera inspection is $399 to $499.
Should I replace polybutylene pipes?
Yes, we recommend it. Polybutylene was installed in many homes from about 1978 to 1995, and when one fitting fails others often follow. Uponor PEX-A is our preferred pipe, with CPVC or copper when it fits better. Whole-home repipes run $4,500 to $22,500 depending on the house.
Do I need a water softener in Tampa?
