Why it matters

Why Tampa ACs need a tune-up twice a year

In Tampa Bay the AC runs most of the year, in heavy humidity. ENERGY STAR recommends a professional check-up before each season, and here that means spring and fall.

Drain lines clog with algae

Your AC pulls gallons of water out of the air every day. In our humidity, algae grows in the condensate line. When it clogs, the float switch shuts your AC off, or water backs up into the ceiling. We flush and sanitize the line at every tune-up, and if it clogs within 60 days, we clear it again free.

Capacitors wear out in the heat

Capacitors were the AC part we replaced most over the last 12 months: 43 times on paid repair invoices. A weak capacitor often tests low before it fails completely, and a tune-up catches that reading before your AC quits on a July afternoon.

Dirty coils cost you every month

Dust and mold on the evaporator coil block airflow. ENERGY STAR notes that airflow problems can cut a system’s efficiency by up to 15 percent.

Why it matters

Why your water heater needs a flush every year

City of Tampa water averages about 10.8 grains per gallon of hardness, which is hard water. Every time your water heater heats a tank of it, minerals settle out as sediment on the bottom of the tank.

10.8 gpgCity of Tampa average hardness

1 a yearflush or tankless descale, included

Sediment wastes energy and wears the heater out

It sits between the burner or heating element and the water, so the heater runs longer to do the same job. That rumbling or popping sound is water boiling under a sediment layer. On electric heaters, sediment buries the lower element and burns it out.

Tankless units need it even more

Scale builds up inside the heat exchanger and triggers error codes. Rheem’s tankless warranty excludes failures caused by lime, mineral build-up or scale, so a yearly descale protects your warranty as well as the heater. Your Club visit includes the tankless descale.

Start the habit early

On an older tank that has never been flushed, sediment can be what is plugging a pinhole in the tank, and the first flush can expose a leak that was already there. Flushing every year from the start keeps sediment from building up in the first place.

What we do at every Club visit

After every visit you get a report of what we found and anything we recommend, so you know the condition of your system before a small problem turns into a breakdown.

Our office can answer it and set up your membership on the same call.

About the membership

What is the Home Therapy Club?

The Home Therapy Club is Home Therapist’s maintenance membership for Tampa Bay homes. For $20 a month per AC system, members get two AC tune-ups, a water heater flush (tank or tankless), a whole-house plumbing inspection and a water quality test every year, plus 10% off repairs, 5% off new equipment, priority scheduling and no overtime charges.

How much does the Home Therapy Club cost?

$20 a month per AC system, or $220 a year if you pay for the year (one month free). Two AC systems are $40 a month or $460 a year, and three are $60 a month or $700 a year. The free month is one per home, no matter how many systems you enroll.

Is an HVAC maintenance plan worth it in Tampa?

For most Tampa homes, yes. The Club’s included services are valued at $1,015 a year: two AC tune-ups ($558), a water heater flush ($279), a plumbing inspection ($89) and a water quality test ($89). Members pay just $220 a year prepaid, or $20 a month. On top of that, 10% off repairs saves about $76 on our average repair, and 5% off a new AC saves $332 or more.

What counts as a “system”? I have two AC units.

Each membership covers one AC system, and every membership includes a water heater flush. If your home has two AC systems, each one gets its own $20 a month membership with its own two tune-ups a year. Additional systems are the same $20 a month.

Does a ductless mini-split count as a system?

Yes. Each ductless mini-split counts as one system, at the same $20 a month, with its own two tune-ups a year.

Does the Club cover tankless water heaters?

Yes. Your yearly water heater visit includes a flush for a tank water heater or a descale for a tankless unit. Tampa’s hard water builds scale inside tankless heat exchangers, and Rheem’s tankless warranty excludes damage caused by scale, so the yearly descale matters.

What is included in a Home Therapy Club AC tune-up?

We clean the evaporator and condenser coils, flush and sanitize the condensate drain line, check refrigerant levels and pressures, and inspect the wiring, contacts, capacitors, relays, outdoor disconnect, condenser fan motor and blades, and the compressor at startup. You get a report of what we found after every visit.

Does the membership cover repairs?

The membership covers your maintenance visits, not repairs. Members get 10% off every AC and plumbing repair and 5% off new AC systems, ductwork, water heaters and water softeners. Diagnosis is FREE, and you approve a written quote before any repair begins.

Do members pay overtime for evening or weekend service?

No. Home Therapy Club members never pay overtime charges.

Can my friends and family use my member discount?

Yes. Your friends and family get your member discounts on AC and plumbing services, as many times as they need them.

What is the 60-day drain line guarantee?

We flush and sanitize your AC condensate drain line at every Club tune-up. That is the drain line that carries water away from your air conditioner, not your house drains. If it clogs within 60 days after the tune-up, we come back and clear it at no charge. A drain line flush is normally $279.

How do I sign up for the Home Therapy Club?

Call (813) 343-2212, or book your first visit online and tell us you want to join. Memberships are set up by our office, so there is no online checkout: we send your agreement by text or email, and your first tune-up is where we register your AC system and water heater.

Can I cancel my membership?

Yes. The Club is month to month unless you prepay the year. If we have already done a tune-up that year, or you have used any member benefit, the rest of that year is due when you cancel, and prepaid years are not refunded once a benefit has been used.

What if I move?

Not a problem. Call us and we will change the address on your membership.

What is the Best Price Guarantee?

If you get a written estimate from another company for the same work, send it to us. We will review it and work to match it.

When will you schedule my visits?

AC tune-ups go in spring, before the heavy cooling season, and in fall. Your water heater flush and plumbing inspection happen on one visit a year for the home, and if you have two water heaters, we flush both on that visit. Our office schedules each visit automatically when it is due, and you can call us any time to book or move a visit. Members get priority on the schedule.

Maintenance questions Tampa homeowners ask

How often should an AC be serviced in Tampa?

Twice a year: once in spring before the heavy cooling season, and once in fall. ENERGY STAR recommends a professional check-up before each season. In Tampa the AC runs most of the year in heavy humidity, so twice a year catches worn capacitors, clogging drain lines and dirty coils before they cause a breakdown.

What should a home maintenance plan include?

At least two AC tune-ups a year, a yearly water heater flush and plumbing inspection, priority scheduling and a repair discount. The Home Therapy Club covers all of that, plus a water quality test, 5% off new equipment and no overtime charges, backed by HVAC license CAC1819196 and plumbing license CFC1431159.

What is the most overlooked home maintenance task in Tampa?

The AC condensate drain line. Tampa humidity grows algae in the line fast, and a clog can shut your AC off at the float switch or back water up into the air handler and ceiling. Flushing the water heater comes a close second: sediment from hard water shortens its life.

Is a water heater flush necessary?

Yes, especially in Tampa, where city water averages about 10.8 grains per gallon of hardness. A flush:

  • Removes sediment that makes the heater run longer and rumble
  • Keeps the lower heating element from burning out under sediment
  • Improves water quality and helps prevent discolored or smelly hot water
  • Lets us spot corrosion and weak parts before they cause a leak

Tankless units need a yearly descale; Rheem’s tankless warranty excludes failures caused by scale build-up.

How often should you flush a water heater?

Once a year for most Tampa Bay homes. Flush more often if you have very hard water, a big family or a heavily used heater. If a tank has gone many years without a flush, have a technician do the first one, since built-up sediment can hide a pinhole leak.

How often should you replace the anode rod in a water heater?

Usually every 3 to 5 years. Hard water and heavy use wear it out faster; light use, like a vacation home, makes it last longer. Magnesium rods typically last 3 to 5 years; aluminum rods last 4 to 7 years but are not ideal for hard water. Replace the rod when it is under half an inch thick, shows bare steel wire or is coated in calcium. We check it at your yearly Club visit; replacement is $279.

How often should HVAC filters be changed?

Check your filter every month and replace it when it looks dirty. Basic fiberglass filters usually need changing every month; pleated filters every 1 to 3 months; media filters can last up to 6 months. Homes with pets, dust or allergies need changes more often. ENERGY STAR recommends inspecting filters once a month.

Home Therapy Club terms in plain English

  • The price is per AC system, per month, and covers the AC system and water heater we register at your first visit.
  • Month to month unless you prepay the year. If a tune-up or any benefit has been used that year, the rest of the year is due at cancellation, and there are no refunds once a benefit is used.
  • One free month per home per year when you prepay, no matter how many systems you enroll.
  • The tune-up includes a basic coil cleaning on site. If a coil needs a deep cleaning or has to be removed to clean, we price that separately.
  • On older water heaters that have never been flushed, a flush can expose a leak that sediment was hiding. If that happens, we quote a replacement.
  • You and your friends and family can use the member discounts on AC and plumbing services, unlimited times.

The cleaning included with the plan is a basic coil cleaning on the spot. If the coil needs a deeper cleaning or to be cleaned outside the unit, it will be priced extra.

Please be aware that sediment buildup can sometimes erode the walls of the water heater tank. This sediment may also temporarily seal the very holes it creates. Consequently, performing a flush on older water heaters, especially those that have never been maintained, may lead to the development of leaks. In such cases, we will provide a quote for a full water heater replacement.

The discounts can be used by the plan holder and their Friends and Family members on both AC and Plumbing services unlimited times.

The results obtained from the water quality test kit are indicative and for informational purposes only. They are not a substitute for comprehensive laboratory testing performed by certified professionals, nor are they intended to diagnose, treat, mitigate, or prevent any health conditions. While we strive to use reliable and reputable test kits, we cannot guarantee the absolute accuracy or reliability of the results.

The plumbing inspection covers only the visible and accessible areas of your plumbing system. It does not include areas that are concealed, hidden, or otherwise inaccessible without invasive methods. While we strive to perform a thorough inspection, it is not possible to identify all existing or potential future issues. Some problems may go undetected due to their concealed nature or the limitations of non-invasive inspection techniques.

Each client/home is eligible for a 1-month FREE discount per year, regardless of the number of plans subscribed to. For example, if you have three units at your home and subscribe to all three under the same Home Therapy Club plan with an annual payment, your total discount will be $20.

This is a month-to-month agreement (unless paid annually) and can be canceled at any time, but if we already did the corresponding tune-ups of the year or at least one of the 2, or any of the benefits were used, the whole year will have to be paid upon cancelation. There won’t be any refunds if any of the many benefits are used.

The cost of the plan is Per System/Per month, and it is specific to the exact AC unit and Water Heater that we registered on our 1st Visit.

By approving and/or signing up for this recurring plan, you hereby acknowledge to have read, understood, and consequently agreed to the terms and conditions described above as well as the company’s Terms and Conditions or on any of our estimates and/or invoices named “Terms and Conditions”. The “Terms and Conditions” of the recurring plans act as an addition to the Company’s Terms and Conditions and both are applied together.
