An AC tune-up is $89 per system, every visit. Home Therapy Club members get two tune-ups a year per system included.

A water heater flush is $89, for a tank or a tankless water heater. On a tankless unit the service is a descale. See water heater maintenance.

Most AC repairs we do run $299 to $1,349. A capacitor is $299 and a condensate drain line repair is $299 to $589, while coil and compressor jobs cost more. You approve a written quote before any repair begins.

A new AC system installed by Home Therapist runs $7,141 to $19,931, from a Goodman Value system to a Daikin Elite, depending on size and efficiency. A thermostat comes with every package. We pull the permit and schedule the inspection, and the permit fee is billed separately. See AC installation prices.

Most water heater replacements run $1,629 to $1,979 installed (a Rheem 40 or 50 gallon electric tank). Gas tanks start at $1,979, tankless units at $1,369 (electric) or $3,158 (gas), and hybrid heat pump models at $4,459. Rheem is our preferred brand, and we install and service all brands. The permit fee is billed separately.

Standard drain cleaning Runs $299 to $909. Hydro-jetting runs $589 to $1,609, and a drain camera inspection is $429 to $539.

Your written quote shows exactly what you will pay before we start. On larger repairs, such as a coil or a compressor, the part is its own line on the quote.

The federal 25C tax credit ended for systems installed after December 31, 2025. Utility rebates from TECO, Duke Energy, Peoples Gas and FPL still apply to some high-efficiency equipment; see our Florida rebates guide. For toilets, the Tampa Bay Water Wise program pays up to $100 per WaterSense toilet, or up to $200 when the old toilet was made in 1993 or earlier, for up to 2 toilets per home.

For a water leak, shut off the main water valve. If ice has formed on your AC lines, turn the system off so it can thaw. If you smell gas, leave the house and call your gas company or 911 from outside. Then call or text us at (813) 343-2212.

We recommend two tune-ups a year in Tampa Bay, because air conditioners here run most of the year; at a minimum, have it serviced before summer. Regular maintenance means fewer emergencies and smaller repairs, because worn small parts get replaced before they take out big ones. We install and service all brands. Our preferred installs are Goodman for our Value and Premium packages and Daikin for our Elite package.

It depends on the brand. New Goodman and Daikin systems use R-32, while Carrier-family brands and Trane use R-454B. Older R-410A systems can still be repaired and recharged, and we will tell you whether the repair is worth it.

A new split central AC in Florida must be at least 14.3 SEER2 (13.8 SEER2 for systems of 45,000 Btu/h and up). A new split heat pump needs 14.3 SEER2 and 7.5 HSPF2. Higher-efficiency systems can qualify for utility rebates. See SEER2 explained.

The right size comes from a Manual J load calculation, which looks at your square footage, insulation, windows and sun exposure. We run one on every replacement quote. Sizing by square footage alone often leads to an oversized system that short-cycles and leaves the house humid.

We look at the age of the system, what the repair costs next to a new system, the refrigerant it uses and whether it is the right size for the house, and we tell you straight. Read our repair vs replace guide.

Yes. Replacing an AC system or a water heater needs a permit and an inspection. We pull the permit with your city or county and schedule the inspection, and the permit fee is billed separately.

Yes. We repair, replace and maintain heat pumps and furnaces, including heat strips. Heat pump replacement runs $7,698 to $19,931, and furnace repairs run $299 to $1,499 depending on the part.

Yes. A ductless mini-split runs $2,999 to $9,214 installed for a single zone and $9,237 to $30,371 for a multi-zone system, depending on the number of zones. They work well for additions, garages and rooms that never cool. See mini-split installation.

Once a year. Tampa Bay water is hard (the City of Tampa reported an average of 10.8 grains per gallon in 2024), so sediment builds up in tanks and scale builds up in tankless units. A flush or descale is $89, and it is included once a year in the Home Therapy Club.

It depends on the type, your water and how well it is maintained. Tankless units usually outlast tank heaters, and hard water shortens the life of both, which is why a yearly flush matters. A tech can check its age and condition during a FREE diagnosis.

Yes. We install and service tank and tankless water heaters. With a tankless unit we recommend a water softener, because tankless heaters are more sensitive to hard water, but a softener is not required.

Yes, and leak detection is FREE with the diagnosis. If our detectors cannot find the leak, we quote a nitrogen pressure test separately, which is rare. We do not do pool or irrigation leak detection, but we do repair broken irrigation lines. See leak detection.

Yes. Many Tampa Bay homes built from 1978 to 1995 have polybutylene pipe. We repipe with Uponor PEX-A by preference, or with CPVC or copper when you ask or when it suits the job better. Whole-home repiping runs $4,838 to $24,188. See repiping prices.

Yes. Our preferred brands are Rheem, Halo, North Star and Safety Zone, and we also install a softener you bought yourself. A Rheem softener is around $2,000 installed and a Halo 5 runs $5,913 to $8,063. We test the water at your tap before recommending one. See water softener installation.

No. We do not do trenchless sewer repair or pipe relining. We repair and replace drains and sewer lines the traditional way.

Some typical ranges from our price book: toilet repair $299 to $589, toilet installation $299 to $839, faucet installation $299 to $699 and garbage disposal installation $299 to $739. The diagnosis is FREE, and you approve a written quote before any work begins.

Policies usually cover sudden, accidental damage, such as a burst pipe, but not wear and tear. Check your own policy, and we can document what we find for your claim.

About 98% of the duct replacements we do use R-6 flex duct at $639 per drop; R-8 is an upgrade at $749 per drop. R-6 passes Hillsborough County inspection. See ductwork prices.

One day. Duct replacements, and AC plus duct replacements, finish in a single day because we send more than one crew. We haul away the old ductwork and equipment.

Yes. ENERGY STAR says that in a typical house about 20 to 30 percent of the air that moves through the duct system is lost to leaks, holes and poorly connected ducts. See its duct sealing guide.

Air duct cleaning is $99, $139 or $189 per drop, depending on the package, so the total depends on the number of vents.

Yes. We install the AprilAire E100, which removes up to 100 pints a day, for $4,886 installed.

Yes. Our UV light air treatment system is $479, or $429 with our current $50 off UV light special.

It is our maintenance membership: $20 a month per AC system, or $220 a year prepaid. Each year you get two AC tune-ups per system and one plumbing visit per home with a water heater flush, a whole-house plumbing inspection and a water quality test. Members also get 10% off repairs, 5% off new equipment, priority scheduling and no overtime charges.

Each AC system is $20 a month and gets two tune-ups a year. The plumbing visit happens once a year per home, and if you have two water heaters we flush both on that visit.

At every tune-up we clear your AC condensate drain line. If it clogs within 60 days after the tune-up, we clear it again for free. It covers the AC drain line, not your house drains.

Repairs carry a 1-year parts and labor warranty. On new installs, the labor warranty depends on the system, from 1 year up to 12 years, and it is written on your quote. Registered Goodman and Daikin equipment also carries a 10-year manufacturer parts warranty.
