Commercial HVAC maintenance agreements
A rooftop unit in Tampa Bay runs most of the year in heat, humidity and summer storms. Scheduled visits catch the small parts that wear out, like a weak capacitor, a worn belt or a clogged drain line, before they take out a compressor or a blower motor. That is the same advice the ENERGY STAR maintenance checklist gives: dirty coils and loose electrical connections shorten the life of major parts.
- Every visit: filters changed, condensate drain cleared and the float switch tested, belts and pulleys checked on belt-drive units, and the coils inspected.
- Readings: amp draw on the compressor and fan motors, refrigerant pressures and the temperature split, recorded so we can compare one visit to the next.
- Electrical: contactors, capacitors and connections checked and tightened.
- Coil cleaning: condenser coils rinsed on the schedule your agreement sets.
- Report: what we found on each unit, with photos, and anything we recommend, priced in writing. Nothing is replaced without your approval.
- Price: quoted per building, based on the number and size of the units and how often we visit. Commercial agreements are separate from our residential Home Therapy Club.

Replacing a rooftop or package unit
Commercial replacements are quoted per building after a FREE site visit, because a few things change the price more than the unit itself.
- Size and efficiencyWe size the new unit to the space and how it is used, not just to the old nameplate. A unit that is too big short-cycles and leaves the space humid.
- Getting it on the roofSome rooftop changeouts need a crane or a lift, and the access plan is part of the quote.
- Curb and connectionsIf the new unit’s footprint differs from the old one, it needs a curb adapter. We also check the electrical disconnect, the duct connections and the condensate drain.
- Wind and codeEquipment is anchored for Florida wind loads. We pull the permit and schedule the inspection; the permit fee is billed separately.
- R-22 systemsU.S. production and import of R-22 ended on January 1, 2020, so every recharge of an old R-22 unit gets more expensive. If it is leaking, we usually recommend planning the replacement. New Goodman and Daikin systems use R-32.
- Your hoursTell us when the business is open and we will plan the changeout around it. The old equipment is hauled away.
What we do not work on
We would rather tell you up front. Home Therapist does not work on chillers, cooling towers or central plants, systems larger than 25 tons of cooling, or commercial refrigeration such as walk-in coolers, reach-ins and ice machines.
If that is what you need, we will say so on the first call so you can reach the right specialist without losing a day.

Co-owner Aridel Morales started in HVAC in 2005 on commercial chillers and air handlers at resort hotels in Varadero, Cuba, and today runs our dispatch and field training. Co-owner Richard Morales holds our Florida Class B air conditioning license, CAC1819196. Our HVAC techs are Jandiel, Alejandro and Roberto. What size commercial systems do you work on?
Light commercial systems up to 25 tons of cooling each, which is what our Florida Class B air conditioning license (CAC1819196) covers. A building can have several units of that size. We do not work on chillers, cooling towers, central plants or systems larger than 25 tons.
Do you offer commercial HVAC maintenance agreements?
Yes. We set up quarterly or twice-a-year visits for each building. Every visit includes filters, the condensate drain and float switch, belts on belt-drive units, electrical checks, readings on the compressor and fan motors, and a written condition report with photos. Commercial agreements are separate from our residential Home Therapy Club.
How much does a commercial HVAC maintenance agreement cost?
It is quoted per building, based on how many units you have, how big they are, and how often you want us to visit. The site visit and the quote are FREE.
How soon can you start a commercial replacement?
Soon. We do not keep a months-long backlog. After a FREE site visit you get a written quote, and once you approve it we order the equipment and schedule the install as soon as it arrives. Repairs and maintenance visits are booked quickly, and account customers get priority scheduling.
Can you send a certificate of insurance before the first visit?
Yes. We email a certificate of insurance showing $1M in general liability plus workers’ comp, and a W-9, when you ask, so you can set us up as a vendor before we come out.
Do you offer invoice terms for businesses?
Yes. Approved business accounts can pay on invoice terms instead of at the time of service. One account can cover all of your locations, with one contact and consolidated invoices, and account customers get priority scheduling.
Do you charge extra for after-hours commercial calls?
There is no after-hours trip or dispatch fee. We are open 24 hours a day, 7 days a week, and the diagnosis is FREE at any hour. You approve a written quote before any repair starts.
Should we repair or replace an old R-22 rooftop unit?
U.S. production and import of R-22 ended on January 1, 2020, so recharging an R-22 system gets more expensive every year. If an older R-22 unit is leaking or needs a major part, we usually recommend planning a replacement, and we price both options in writing so you can compare. New Goodman and Daikin systems use R-32.
What brands do you install and service?
We service every brand of rooftop, package and split system. Goodman and Daikin are our preferred install brands, and we install other brands when the job calls for it.
Do you pull permits for commercial replacements?
Yes. We pull the permit and schedule the inspection for replacements, and the permit fee is billed separately. Equipment is anchored for Florida wind loads, and we haul the old equipment away.
Do you work on walk-in coolers, ice machines or chillers?
No. We do not work on commercial refrigeration, walk-in coolers, reach-ins, ice machines, chillers or cooling towers. We will tell you on the first call so you can reach the right specialist.
Do you also do commercial plumbing?
Yes. Our plumbing is done in house under our Florida Certified Plumbing Contractor license, CFC1431159: restroom repairs, drain cleaning, commercial water heaters, leaks and repipes. See our commercial plumbing page for details.
