These are small parts that cause big problems when they fail: a shut-off that will not close in an emergency, a dripping hose bib or pressure that bangs the pipes.
Main and water heater shut-offs
An old gate valve that will not turn, or leaks when it does, is replaced with a ball valve for $279.
Angle stops
The small valves under sinks and toilets corrode and seize. $279 each, or $89 each when we are already at your home doing other work.
Hose bibs
A dripping or broken outdoor faucet is replaced for $279. A hose bib splitter is $219, half off with other work.
Pressure reducing valves
If your house pressure runs over 80 psi, a pressure reducing valve brings it down, $399 installed.
Expansion tanks
On a closed system, a thermal expansion tank absorbs the pressure a water heater creates. $349 for 2 gallons or $449 for 4.5 gallons.
Automatic leak shutoff
The Moen Flo smart water monitor watches your water use and can shut the water off when it detects a leak, $999 with the device.

Some hose bibs can only be reached by opening the wall or the block behind them; we tell you first, and we do not patch concrete or stucco afterward. The recirculating pump price does not include a new recirculation line, which is quoted separately. The Moen Flo needs an electrical outlet nearby.

Why valves fail in Tampa Bay homes

- Hard waterThe City of Tampa averaged 10.8 grains per gallon of hardness in 2024. Scale builds up inside valves until they stick or will not seal.

- PressureThe Florida plumbing code calls for a pressure reducing valve when the static water pressure is over 80 psi. High pressure wears out faucets, toilet fill valves, water heaters and appliances.
- ExpansionWhen a pressure reducing valve or check valve closes the system, the water heater has nowhere to push the extra pressure. A thermal expansion tank gives it somewhere to go.

How much does it cost to replace a main water shut-off valve?
Replacing the main house shut-off, or the shut-off at your water heater, with a ball valve is $279. The diagnosis is FREE.
How much does it cost to replace an angle stop?
An angle stop replacement is $279. If we are already at your home doing other work, extra angle stops are $89 each.
How much does a pressure reducing valve cost?
Installing a house pressure reducing valve is $399. The Florida plumbing code calls for one when the static water pressure is over 80 psi.
Do I need an expansion tank on my water heater?
If your system is closed, for example by a pressure reducing valve or a check valve, a thermal expansion tank protects the water heater and the pipes. Most local codes require one on closed systems. A 2 gallon tank is $349 and a 4.5 gallon tank is $449.
Why do my pipes bang when a faucet shuts off?
That is water hammer: the water stops suddenly and the pipe shakes. A water hammer arrestor is $279, and we also check whether the house pressure is too high.
How much does a hose bib replacement cost?
Replacing a hose bib (outdoor faucet) is $279. Sometimes we have to open the wall or block behind it; we tell you first, and we do not patch concrete or stucco afterward.
Can you add an automatic water shutoff?
Yes. The Moen Flo smart water monitor and automatic shutoff is $999 with the device. It needs an electrical outlet nearby.
