Tankless water heaters

A tankless unit needs service isolation valves to be flushed properly. If yours does not have them, we will recommend adding them ($499) so it can be flushed now and every year after.

How Often Should You Flush a Water Heater in Tampa?

Once a year for most Tampa Bay homes. Our water runs about 7 to 11 grains per gallon of hardness across most of Hillsborough County and up to 14 in parts of Pasco (see how hard Tampa water is), and those minerals settle on the bottom of the tank as sediment. On an electric tank, sediment buries the lower heating element and burns it out early. On a gas tank, it insulates the water from the burner, so the unit runs longer and works harder. If you hear popping or rumbling when the water heater runs, the sediment is already there. Tankless units need the same yearly descaling, because scale on the heat exchanger cuts hot water flow and can trigger error codes.

Is a Water Heater Flush Worth It?

For $89, yes. A yearly flush is the cheapest way to push a tank past the 8 to 10 years that Tampa hard water usually gives it, and the same visit catches the parts that fail first here: a worn anode rod, a weeping relief valve, or a scaled heating element. Catching a worn anode rod early costs $279. A new Rheem 50 gallon electric tank is $1,845 installed.

Before We Flush an Older Water Heater

We will always tell you this up front. On an older tank that has never been flushed, sediment can be the only thing plugging tiny rust holes in the bottom of the tank, and moving it can uncover a leak that was already there. If your tank is past about 10 years old or shows rust at the base, we will talk through that risk before we start, and if replacing it makes more sense, you get a FREE written estimate instead. If a tank is so clogged that the water will not drain, the extra sediment removal is priced before we do it.

Does flushing a water heater stop popping noises?

Usually, yes. Popping and rumbling come from water trapped under a layer of sediment boiling against the bottom of the tank. Draining and washing out that sediment is the fix. If the noise comes back quickly, the tank may be near the end of its life, and we will tell you honestly.

Can I flush my water heater myself?

You can drain a tank yourself, but the drain valve on many tanks is plastic and can crack or refuse to close after years of hard water, and draining alone does not test the T&P valve or check the anode rod. For $89 we do the full check and write up what we find.
