Tankless Water Heater Installation Cost in Tampa

Tankless install pricing in Tampa Bay swings on six big variables, and most of them have nothing to do with the heater itself. The first is fuel type. A gas tankless install on natural gas or LP runs $2,938 to $4,660 (Rheem Premium or Navien Elite), while an electric tankless runs $1,278 to $2,860 (Rheem Premium or Stiebel Eltron Elite). Gas units cost more upfront but cut operating cost in half versus electric in a typical Tampa home.

The second variable is BTU rating. A 140,000 BTU unit handles a 1 to 2 bathroom home running one shower plus a sink at the same time. A 199,000 BTU unit covers 3 plus bathrooms with simultaneous demand, which is the most common Tampa size. Whole home setups with 4 plus bathrooms or back to back showers need 199,000 BTU plus, sometimes a second unit linked in parallel.

Third is gas line sizing, and this is the one homeowners never see coming. Tank water heaters typically run on a half inch gas line. Florida code and manufacturer specs require a minimum three quarter inch line for tankless because the burner pulls 199,000 BTU at full fire versus 40,000 BTU on a tank. Upgrading the gas line from the meter to the heater is quoted in writing and depends on length, wall openings, and whether the existing run is accessible.

Fourth is venting. Florida code requires PVC concentric or twin pipe venting at specific clearances from windows, soffits, and intake openings. Standard vent runs are included, but extra vent length past the first 10 feet is quoted in writing.

Fifth is electrical. Power vent gas tankless and all electric units need a dedicated 120V circuit, sometimes a 240V subpanel feed for high amp electric models. If the existing closet has no outlet, the new circuit is quoted in writing.

Sixth is the permit and inspection through Tampa, Hillsborough, Pinellas, or Pasco County. We pull the permit on every install, and the permit fee is billed separately.

A tankless heater can last a long time, but only with maintenance. City of Tampa water averaged 10.8 grains per gallon in 2024, which is very hard and on the upper end of what plumbing fixtures can handle long term. Inside a tankless heat exchanger, that hardness means scale buildup on the copper coils every single year you skip descaling.

On tankless units that never get descaled, the first symptoms usually show up around year 7 with reduced flow rate, error codes for low temperature differential, and burner short cycling. By year 12, the heat exchanger is partially blocked and the unit either fails or runs at half capacity. Units that get an annual descale avoid most of that wear.
