Water Heater Installation Cost in Tampa Bay

The sticker number on a Tampa water heater installation isn’t really about the tank itself. The unit is maybe 40 to 50 percent of the bill on a straightforward swap. Everything else is the variables that come with your specific house, your specific code situation, and what the last installer left behind. Here’s what actually moves the price.

Tank size. A 40-gallon Rheem covers a one-bath, two-person home. A 50-gallon is the Tampa standard for three-bedroom, two-bath houses. A 75-gallon makes sense for four-plus bedrooms or homes with a soaking tub and back-to-back showers in the morning. The jump from 40 to 50 is small. The jump from 50 to 75 adds $400 to $700 because the tank is heavier, taller, and often needs a different vent setup.

Fuel switch. Going electric to gas adds $500 to $1,500 because we’re running new gas line from the meter, sizing it for the BTU load, and pulling a separate gas permit. Going gas to electric is cheaper but you’ll need a 30-amp 240V circuit run if there isn’t one already, plus a breaker.

Location. Garage and exterior closet installs are the easiest. Attic installs require a code-compliant platform with a pull-down ladder access, sometimes a catwalk, and they add $295 to $595 in labor. Closet installs in tight Tampa townhomes sometimes need door modification or a smaller-profile tank.

Code-required adds. A drain pan with a T&P drain piped to the outside is required by Florida code on any install above living space. If your old setup didn’t have one, a drain pan installation is $399. An expansion tank is required where there’s a backflow preventer or PRV on the main, common in newer Tampa builds, and runs $349 to $449 installed. Removal and disposal of the old unit is included. We pull the permit and schedule the inspection through Hillsborough, Pinellas, or Pasco; the permit fee is billed separately. Hybrid heat pump models run $4,148 to $6,844 installed. The federal 25C tax credit that used to take up to $2,000 off ended for installs after December 31, 2025, so the payback now comes from lower operating cost plus any utility rebate (Duke pays up to $800 on a heat pump water heater; see our 2026 Florida rebate guide).

Federal 25C Energy Efficient Home Improvement Credit: ended. The credit that paid 30 percent up to $2,000 on hybrid heat pump water heaters ended for installs after December 31, 2025. A unit installed and running by December 31, 2025 can still be claimed on your 2025 return. IRA HEEHRA program. Income-qualified instant rebate, up to $1,750 off a hybrid heat pump install at the point of sale. Florida runs it as the HEAR program, and as of June 2026 FDACS is not accepting applications yet. Tampa Electric (TECO) and Duke Energy demand-response rebates. $50 to $100 instant rebate on hybrid models that allow utility load management, where the utility can briefly defer the heating cycle during peak demand. Almost no real-world impact on hot water availability and the rebate is automatic.

Tampa Water Department efficiency rebates. Available on certain Energy Star certified models. Application-based, paid as a check after install.
