Why Tampa Water Heaters Leak from the Bottom

A water heater leaking from the bottom is one of the most common calls we run across Tampa Bay, and the reason almost always traces back to our hard water. Tampa city water typically tests between 8 and 11 grains per gallon of hardness, and well water in places like Lutz, Odessa, and Land O’ Lakes can run even higher. That mineral load shortens the life of every tank in the area. A water heater rated for 12 to 15 years on the manufacturer’s spec sheet usually gives 8 to 12 years of real service in Hillsborough and Pinellas County before it starts weeping at the base.

When we pull the cover and look at a bottom leak, we rank the cause by likelihood. First and most common is full tank corrosion through. Hard water sediment settles at the bottom of the tank, traps heat against the steel, and accelerates rust until a pinhole opens up through the glass lining. Once that happens, the tank is finished. There is no patch, weld, or sealant that fixes a corroded tank, and any plumber who tells you otherwise is buying you a few weeks at best. Second is drain valve seal failure. The plastic or brass drain valve at the bottom can wear out, especially after a flush, and it will drip steadily even when closed. That one is fully repairable. Third is T&P valve discharge running down the side of the tank and pooling at the base, which can be mistaken for a tank leak but actually points to over-pressure or over-temperature. Fourth is a loose inlet or outlet connection where the cold supply or hot output threads into the top of the tank, and water tracks down the exterior before dripping. Fifth and rarest is an anode rod port leak from a worn gasket up top.
