Mini-Split or Central AC Retrofit: Which Older Tampa Home Gets Which
For a 1925 Tampa bungalow that has never had central AC, retrofitting central ductwork costs 12 to 25 thousand dollars in addition to the equipment, because every duct chase requires demolition and re-finishing. A 4-zone mini-split system covering the same square footage costs 9 to 16 thousand all-in with no demolition. The mini-split route is usually 30 to 50 percent cheaper installed.
For a 1965 Carrollwood split-level that already has functional ductwork, central AC replacement is the obvious answer because the duct infrastructure is already in place. Mini-splits make less sense in that scenario unless you are adding a master suite or finished garage. The breakeven hinges on whether usable ductwork already exists. 2026 Mini-Split Refrigerant Transition: R-454B Now Standard
EPA AIM Act regulations took effect January 1, 2025, ending R-410A production for new equipment including mini-splits. Daikin shipped the Fit and Aurora ductless lines in fully compliant R-454B versions ahead of the deadline. Goodman ductless followed shortly after. Mitsubishi (which we service but do not install) also shipped R-454B variants of the M-Series and P-Series. If a Tampa contractor is currently quoting R-410A mini-splits in 2026, they are selling old stock. R-454B equipment installed today has full repair-parts and refrigerant supply through about 2040. Make sure your install quote specifies R-454B.
