Town N Country Faucet and Sink Installation and Repair: 1970s to 1990s Suburban Specialists in ZIPs 33615 and 33635
Town N Country is the 1970s to 1990s suburban core just west of the airport, and the housing stock here has a very specific service profile for faucet and sink work. The original 1970s slab ranches off Hillsborough Avenue and Sheldon Road have galvanized stub-outs at end of life, the 1980s vinyl-side ranches and townhomes have early copper supply that has pinholed in some locations from chloride exposure (Town N Country sits closer to the Bay than most of inland Tampa), and the 1990s infill homes have early Manabloc PEX manifolds that are now 25-plus years old. Add Hillsborough County water at moderately hard 7 to 10 grains per gallon and the predictable cartridge wear on the builder-grade Moen, Delta, and American Standard fixtures from that era, and a Town N Country service call has a very different parts list than the same call in newer Riverview or older South Tampa. We service every ZIP 33615 and 33635 address. FREE estimates and FREE diagnosis on every faucet and sink visit.

What Makes Town N Country Faucet and Sink Installation and Repair Different
Bay-Adjacent Chloride Exposure on 1970s and 1980s Copper Supply
Town N Country sits within roughly 2 miles of Old Tampa Bay on the west side, which puts it in a mild coastal microclimate that most Tampa inland neighborhoods do not experience. Homes built in the 1970s and 1980s with copper supply lines (the standard before PEX took over in the mid-1990s) develop pinhole leaks at slab penetrations and exterior wall transitions 8 to 12 years earlier than inland Tampa comparables. Symptoms include unexplained water bill increases, slightly warm spots on the slab, and corrosion-staining on the under-cabinet wood. When we do faucet or sink work in Town N Country, we always check the visible copper at angle stops and trap connections for the telltale green oxidation that signals interior pitting. A cartridge rebuild or simple faucet swap can quickly turn into a recommended supply repipe if we find evidence of chloride pitting upstream.

First-Generation Manabloc PEX Manifolds in 1990s Town N Country Builds
The 1990s townhomes and infill homes in Town N Country (off Hillsborough Avenue near Pinellas line, along Hanley Road, and in the newer subdivisions east of Sheldon) were some of the first Tampa homes to use Manabloc PEX manifold systems. Those first-generation manifolds are now 25-plus years old and the original ball valves at the manifold are often seized solid from disuse. Symptoms include single-fixture shutoffs that no longer work (you have to shut the main to isolate any sink), audible water hammer in the manifold when fixtures shut off, and occasionally a slow weep at one of the manifold port fittings. We carry Manabloc-compatible ball valves and home-run PEX-A replacement fittings on the truck. Manifold valve replacement is typically $145 per port plus the cost of the replacement valve, and we will exercise every other port valve at the same time to make sure they all work going forward.

Builder-Grade Moen, Delta, and American Standard Cartridge Wear Patterns
Town N Country 1980s and 1990s homes were almost universally built with Moen Chateau, Moen Banbury (later years), Delta 1300 series, Delta Saxony, and American Standard Colony or Reliant faucets in kitchen and bath. Those cartridges all hit end of useful life at 8 to 14 years on Hillsborough County water with no softener. The faucet bodies themselves are usually still healthy. We stock the Moen 1225, Moen 1255, Delta RP19804, Delta Multichoice, Delta 1300 stem rebuild kits, and American Standard cartridges on the truck and can rebuild most failing faucets in 30 to 45 minutes per fixture. About 75 percent of Town N Country faucet service calls end with a cartridge rebuild rather than a full replacement, and we are upfront about that during the FREE diagnosis. The exception is the cheap builder-grade single-handle pulldown kitchen faucets that some flippers installed during 2018 to 2023 resale prep. Those have plastic internals and are not user-serviceable.
75 percent of Town N Country faucet calls end with a cartridge rebuild, not a full replacement. The original brass is usually healthy.

Cartridge Rebuild, Faucet Swap, or Sink Replacement: Town N Country Cost Reality
Cartridge rebuild on a Moen, Delta, Kohler, or American Standard faucet runs $145 to $245 including parts. This is the most common Town N Country service call and the right call when the brass body is healthy and you have a brand-name faucet from the 1980s, 1990s, or early 2000s.
A full faucet replacement runs $185 to $385 labor on a standard Town N Country installation. If your home was built before 1995 and has the original copper or galvanized stub-outs under the cabinet, budget an additional $145 to $245 for angle stop and supply line replacement during the swap. We do not reinstall a new faucet on 30-year-old supply lines because the supply is the next failure point.
Like-for-like sink replacement runs $385 to $645 labor. Drop-in to undermount conversion on the 1980s and 1990s laminate-countertop kitchens runs $685 to $1,265 labor including cabinet reinforcement and drain stub work. Most Town N Country homes have not been converted to undermount yet, so coordination with a granite or quartz fabricator is part of every conversion project. Hillsborough County requires a mechanical permit for any drain relocation or supply repipe over 5 feet but not for like-for-like swaps.
Manabloc manifold work runs $145 per port for valve replacement on the 1990s era homes. A full manifold rebuild with all ports exercised runs $385 to $585 depending on home size.

Town N Country Homeowners: Check Your Stub-Outs Before You Buy a Faucet
Before you spend $300 on a new Moen Arbor or Delta Trinsic at the box store, open the cabinet under your sink and look at the stub-outs (the pipes coming out of the wall or floor that feed the angle stops). If they are dull-gray galvanized steel, you have the original 1970s supply and the stub-outs are probably corroded down to a pinhole interior. If they are dull-green copper with white-green oxidation crusting, you have 1980s copper that is pitting from interior chloride exposure. In either case, installing a new $300 faucet without replacing the stub-outs means you will have a leak at the supply within 6 to 18 months and you will be paying for installation labor twice. The right approach is a single visit that replaces the stub-outs with PEX-A or type-L copper, installs lead-free silicon bronze angle stops, AND installs the new faucet. Total cost is $145 to $245 more than the faucet alone, and you will not see another supply issue for 25-plus years.
