Sizing a Rheem Tank for Keystone Well-Water Demand
Keystone is low-density rural-residential with most lots pulling from private wells at 12 to 15 grain hardness, which means a standard tank without a softener loses 20 to 30 percent of effective capacity within 4 years from scale buildup. We test your well water hardness during the FREE in-home estimate, size your Rheem unit for actual fixture demand, install aluminum anode plus recommend annual flush, and bring TPR discharge, expansion tank, and dielectric unions up to FBC 2023 Plumbing Chapter spec. Most installs run propane or electric on the rural lots. FREE diagnosis on every visit.

Three Keystone Specifics That Change Our Water Heater Installation
Well Water Hardness and Softener Coordination
Keystone's private wells run 12 to 15 grain hardness, well above the 7 grain threshold where tankless and even tank water heaters need softener support. Without a softener, scale at the dip tube cuts a 50-gallon tank's effective capacity to roughly 35 gallons within 4 years. We will not install a Rheem Performance Plus tankless on a Keystone well without a softener. For tank installs we specify aluminum anode and a recommended 12-month flush schedule.
Softener install: $1,200 to $1,800. Tankless requires this on Keystone wells.
Well Pump and Pressure Tank Coordination
Keystone's larger 1-acre-plus lots often have well pumps and pressure tanks at 5 to 7 year service-life cycles. During the FREE estimate we check pressure-tank pre-charge, well-pump cycling, and pressure-switch behavior. A failing pressure tank cycles the well pump on every fixture use, which spikes the inrush load on the water heater and shortens its dip tube life. We coordinate or recommend pressure-tank service before a major water heater install when needed.
Pressure-tank service flagged separately if cycling fault detected.
Permit + Inspection in Hillsborough County
Keystone water heater installs require a Hillsborough County plumbing permit pulled at the Land Use Hub on Falkenburg Road. We handle the application, schedule the inspection, and meet the inspector on install day. Standard inspection turnaround in Hillsborough is 5 to 10 business days. Most Keystone installs complete same-day after permit issuance.
Permit fee is included in the install quote. No surprise charges.

2024 IRA HEEHRA Federal Credit for Heat Pump Water Heaters
If you are considering a heat pump water heater (Rheem ProTerra Hybrid) instead of a standard electric tank, the federal Inflation Reduction Act HEEHRA program offers a credit of up to $1,750 for income-qualified Keystone homeowners. The Rheem ProTerra runs $2,200 to $3,200 installed (roughly $400 to $700 over a standard tank) but cuts water-heating electricity use by 60 to 70 percent. For Keystone's electric-only rural lots, the ProTerra typically beats both standard electric tank and propane on operating cost. Larger Keystone garages easily clear the 700-plus cubic feet of room air the ProTerra needs.
