Does low-voltage thermostat wiring work require a permit in Hillsborough County?
No. Low-voltage Class 2 thermostat wiring is handled by CAC-licensed HVAC contractors without a separate electrical permit under Florida Building Code Section 725. New high-voltage circuits to the equipment do require a permit and a licensed electrician. My AC stopped working after a power outage. What should I check first?
Start at the breaker panel — confirm both the air handler and outdoor unit breakers are fully on (flip each to off and back to on). Then check the thermostat. Some digital thermostats lose programming or go into lockout mode after power is restored. Try turning it off entirely for 30 seconds and then back on. If the screen is blank, replace the batteries. A power outage can also blow the low-voltage fuse on the control board — look for a small glass fuse in a holder on the air handler board. A darkened or visibly broken fuse costs about two dollars at any Tampa hardware store to replace.
How do I know if my condensate line is clogged before I lose AC entirely?
Watch for these early signs: a gurgling sound near the air handler, a slight musty smell from the vents, water dripping near the air handler cabinet, or a secondary drain pan with any moisture in it. The secondary pan should always be dry — any water there means the primary drain is already fully blocked and the float switch may be about to shut the system down. Why does my AC stop responding to the thermostat during Tampa’s afternoon thunderstorms?
A thunderstorm can cause the AC to stop responding in three ways. A power surge can blow the low-voltage fuse on the control board. A power outage followed by restoration can put the thermostat into a lockout or recovery mode where it does not respond for 3 to 5 minutes to protect the compressor from rapid restarts. A surge can also partially damage the control transformer, causing it to produce low voltage that is enough to power the thermostat display but not enough to energize the contactor at the outdoor unit. Can a bad capacitor cause the AC to stop turning on entirely, or does it just cause problems starting?
A badly failed capacitor can prevent the system from turning on at all. When a run capacitor shorts to ground, it creates a dead short on the motor terminals that prevents both the fan motor and the compressor from running. The 24-volt control circuit may appear fine — the thermostat calls, the contactor closes — but nothing moves because the shorted capacitor prevents motor rotation. This is why a completely dead outdoor unit with a closed contactor and correct voltages at the terminals is often just a shorted capacitor.
