Why tune up

Why a Yearly Tune-Up Matters in Tampa

Your AC runs most of the year here. A tune-up catches the small worn parts before they take out the big ones.

Weak capacitorsA capacitor that tests low gets replaced before it fails on a hot afternoon and strains the compressor.
Clogged drain linesAlgae grows in the drain line in Tampa humidity. We clear it before the float switch shuts the AC off.
Dirty coilsA dirty coil makes the system work harder. ENERGY STAR lists coil cleaning on its maintenance checklist.
Loose connectionsFaulty electrical connections shorten the life of major parts. We tighten them.
Blower and airflowWe check the blower wheel and motor and measure the air temperature at the vents.
RefrigerantWe read the pressures with gauges. Low readings point to a leak.

One price, $89 per system, for the full checklist on the indoor and the outdoor unit. You get a written report at the end.

  • Rinse the outdoor condenser coil and clear leaves and debris around the unit.
  • Inspect the indoor evaporator coil and the drain pan.
  • Clear the condensate drain line and test the float switch.
  • Test the capacitor and the contactor, and tighten the electrical connections.
  • Read the refrigerant pressures with gauges.
  • Check the blower motor, the blower wheel and the outdoor fan blade.
  • Measure the temperature of the air going in and coming out.
  • Check the filter and the thermostat. On heat pumps, check heat mode and the heat strips.

If something needs a repair, we tell you what and why, and give you the price in writing. Nothing is done without your OK.

Tampa conditions

What Tampa Weather Does to an AC

The same few things wear out over and over here, and a tune-up is the cheap way to catch them.

Long run times

The AC runs most of the day for most of the year, so capacitors and contactors wear out.

Humidity

Drain lines grow algae and clog, and attic air handlers can overflow into the ceiling.

Summer storms

Lightning and power surges damage capacitors and control boards.

Older systems

ENERGY STAR suggests considering replacement once an AC or heat pump is more than 10 years old. A tune-up tells you how yours is holding up.

Salt air near the bay

Outdoor coils near the water corrode faster, so we rinse them and check for leaks.

Save on tune-ups

The Home Therapy Club

For $20 a month per AC system, or $220 a year prepaid, we come out twice a year for the AC and once a year for the plumbing. The office schedules the visits for you.

  • Two AC tune-ups a year for each system on the plan.
  • One plumbing visit a year per home: a water heater flush (tank or tankless), a whole-house plumbing inspection and a water quality test.
  • No overtime charges for members, day or night.
  • A 60-day drain line guarantee: if the AC drain line clogs within 60 days after a tune-up, we clear it again for FREE.
  • How to join: call or text us and the office sends the plan. There is no online sign-up.

Why maintenance matters: ENERGY STAR maintenance checklist. It notes that dirty coils and faulty electrical connections shorten the life of major parts.

Questions

AC Tune-Up Questions

How much is an AC tune-up in Tampa?

It is $89 per system, every visit. That is our standing price, not a first-visit special. Two systems are $178. If we find a repair, you get the price in writing first.

What is included in an AC tune-up?

We rinse the outdoor coil, inspect the indoor coil and drain pan, clear the drain line and test the float switch, test the capacitor and contactor, tighten connections, read refrigerant pressures, check the blower and fan, measure the air temperatures and check the filter and thermostat.

Do you do HVAC and heating tune-ups too?

Yes. A heat pump or furnace tune-up is also $89 per system. On heat pumps we check heat mode and the heat strips before the first cold night.

How often should I get an AC tune-up in Florida?

At least once a year. Because Tampa systems run most of the year, many homeowners do two, one in spring and one in fall. The Home Therapy Club includes two AC tune-ups a year.

When is the best time for an AC tune-up?

Spring, before the long summer run, is the most useful time for the AC. A fall visit is the right time to check the heat pump, heat strips or furnace before the first cold night. Same-day service is available on many days, but spring books up fast.

Does a tune-up help with my warranty?

Many manufacturer warranties ask for regular maintenance. After every tune-up you get a written report with the date and what we checked, so you have a record if you ever file a claim.

How long does an AC tune-up take?

Most tune-ups take about an hour per system. A system that needs a deep coil cleaning or a repair takes longer, and we tell you before we start.

What is a coil-out tune-up?

It is a deeper cleaning where we pull the indoor coil out of the air handler and clean it. It is for coils too dirty for a regular cleaning, and it is quoted in writing first.

Does a tune-up save money?

It can. ENERGY STAR says dirty coils and faulty electrical connections shorten the life of major parts. A tune-up replaces a weak capacitor or clears a clogged drain before it takes out a compressor or a blower motor.

Can I do an AC tune-up myself?

You can change the filter and keep leaves off the outdoor unit. Reading refrigerant pressures and testing electrical parts takes a licensed tech with gauges and meters.

Do you tune up all brands?

Yes. We service every brand: Carrier, Trane, Lennox, Rheem, Goodman, Daikin and the rest. You get a written report you can keep for your warranty records.

Is a maintenance plan worth it?

If you would book two tune-ups a year anyway, the Home Therapy Club at $20 a month per system adds a yearly plumbing visit and no overtime charges for members.
