What does plumbing maintenance include?

A plumbing maintenance visit typically includes inspecting all visible supply and drain lines for leaks or corrosion, testing water pressure, checking shut-off valves, flushing the water heater, inspecting toilet internals, and clearing slow drains. Home Therapist's licensed plumbers (CFC1431159) also check for signs of Tampa Bay's hard-water scale buildup that accelerates fixture wear.

What is included in a plumbing plan?

A plumbing maintenance plan bundles scheduled annual or semi-annual inspections, priority scheduling, and discounts on repairs into one recurring agreement. Home Therapist's plan covers a full plumbing system inspection (including a water meter leak check), water heater flush, and drain check, plus FREE diagnosis on any covered visit and upfront pricing before any work begins.

What should a maintenance plan include?

A complete home maintenance plan should cover both HVAC and plumbing systems: for HVAC, that means filter changes, coil cleaning, refrigerant check, and electrical safety inspection; for plumbing, leak detection, pressure testing, water heater service, and drain inspection. Bundling both under one licensed provider simplifies scheduling and ensures nothing is missed.

How often should you do plumbing maintenance?

Most plumbing professionals recommend a full plumbing inspection once per year. In Tampa Bay's high-humidity, hard-water environment, annual service helps catch corrosion, mineral buildup, and slow leaks before they become costly failures. Homes with older galvanized or polybutylene pipes may benefit from twice-yearly checks.

Are there local home plumbing maintenance plans that emphasize upfront pricing for residential services?

Yes. Home Therapist offers residential plumbing maintenance plans in Tampa Bay with transparent, upfront pricing and no surprise fees. Every visit includes free diagnosis so you know exactly what is needed before any work begins. Call (813) 343-2212 to learn what plan fits your home.

How long do electric hot water heaters last?

Electric water heaters last longer with yearly flushing. Tampa Bay's hard water accelerates sediment buildup and anode rod wear, often shortening that lifespan. Annual flushing and anode inspections, covered under a Home Therapist maintenance plan, help maximize longevity. Home Therapist prefers Rheem for reliable replacements.

Tampa Bay humidity runs AC systems 8-9 months a year. Hard water destroys water heaters in 8-10 years. Ficus roots invade sewer lines. Maintenance is not optional here, it’s the difference between a 10-year AC life and a 15-year life. The Home Therapy Club is our way of making that maintenance affordable and convenient, one simple membership that covers your AC and your plumbing.

What’s Included & What Affects Price

The Home Therapy Club includes:

2 professional AC tune-ups a year, plus 1 water heater flush a year, for each enrolled system
10% off all AC and plumbing repairs
5% off new AC systems, ductwork, water heaters, and water softeners
Priority scheduling (front of the line)
Reminder scheduling (we call you to book the tune-up, you don’t have to remember)
Written inspection reports after each visit

Why Tampa homes need maintenance more than most:

AC runs 8-9 months/year, Tampa systems run far longer than northern systems
Humidity, speeds corrosion on coils, contactors, drain lines
Salt air, coastal homes see accelerated outdoor unit wear
Hard water, 10.8 grains/gal on average in Tampa in 2024, hammers tank water heaters
Pollen + oak debris, clogs condenser coils and air filters fast

How plan pricing works:

Price is per AC system ($20 a month each). The water heater flush, plumbing inspection and water quality test happen on one plumbing visit a year per home; with two AC systems and two water heaters, we flush both heaters on that visit
No long-term contract, cancel anytime
Each extra AC system is the same $20 a month (no multi-system discount)
Payment: monthly auto-pay, or prepay the year and get one month free

ROI analysis, why the math works:

Home Therapy Club: $20 a month per AC system, or $220 a year prepaid (one month free), for 2 AC tune-ups, a water heater flush, a plumbing inspection, a water quality test and member discounts
Average tune-up elsewhere: $149-$199
Two tune-ups ($558), a flush ($299), a plumbing inspection ($89) and a water quality test ($89) = $1,015 in yearly value against $220 a year prepaid
Plus: 10% off a single $699 repair = about $70 saved
Plus: regular tune-ups catch worn small parts, like a weak capacitor or a clogged drain line, before they take out big ones like the compressor, so members get fewer emergency calls

What Maintenance Plans Actually Prevent in Tampa

Tampa Bay’s climate creates specific failure patterns that annual tune-ups directly address. These are the five most common issues our maintenance visits catch before they become repair bills.

Algae-blocked condensate drain lines, the single most common avoidable service call in Tampa. Summer humidity feeds algae growth fast; a blocked drain floods the air handler or trips the float switch and shuts off the AC.
Low refrigerant from slow coil leaks. Catching a 1 to 2 ounce annual loss early costs far less to address. Waiting until the coil fails completely costs $800 to $2,400.
Failing capacitors and contactors. These components degrade in Tampa’s heat and typically fail in June or July. Catching a capacitor at the borderline-bad stage during a spring tune-up costs $299 proactively. A July emergency call for the same part means waiting in line behind dozens of other summer breakdowns.
Water heater sediment from Tampa’s hard water. At about 10.8 grains per gallon (City of Tampa 2024 average), scale builds on heating elements and the tank floor. An annual flush during a Home Therapy Club visit prevents the sediment layer that reduces efficiency and accelerates early failure.
Dirty evaporator coils from inadequate filtration. A coil that runs dirty in Tampa’s humidity becomes a petri dish for mold and a source of musty odors. Cleaning during the tune-up keeps indoor air quality and system efficiency intact.

Florida Code Corner: What Maintenance Plans Cover vs. What Still Needs a Permit

Routine maintenance, cleaning, and inspection do not require permits. However, repairs discovered during a maintenance visit may trigger permit requirements depending on the scope of work.

Maintenance Task	Permit Required?	License Required
AC tune-up, coil cleaning, filter inspection, drain flush	No	CAC1819196
Capacitor or contactor swap during tune-up	No	CAC1819196
Refrigerant top-off (if needed during tune-up)	No permit, EPA 608 certification required	CAC1819196 + EPA 608
Water heater flush and anode rod check	No	CFC1431159
Full coil replacement discovered during tune-up	Yes, mechanical permit	CAC1819196 (FL Statute 489)
Full water heater replacement after inspection	Yes, plumbing permit	CFC1431159 (FL Statute 553.84)

Home Therapist holds both CAC1819196 (HVAC) and CFC1431159 (Plumbing) licenses, so both systems are covered under one plan and one licensed contractor.

Tampa Seasonal Demand: When to Schedule Your Tune-Up

March through April is the ideal window for AC tune-ups in Tampa Bay. Scheduling before the June rush means you get a daytime appointment slot, the tech has more time to be thorough, and any parts your system needs are in stock. October is the best time for heating system checks, even though Tampa winters are mild. For water heater maintenance, the best window is September through October, after the summer running season and before the holiday cold-snap period when demand spikes. Members on monthly plans get automatic scheduling priority over non-members during the peak June to August window.

How to Get the Most from Your Maintenance Plan

A plan is only as valuable as the habits you build around it. These steps compound the benefit.

Keep the tech’s visit report and use it. Every tune-up visit produces a written report showing system pressures, temperatures, electrical readings, and any items flagged as borderline. Reviewing it with the tech takes 5 minutes and tells you what to watch for before the next visit.
Change filters on the schedule the tech recommends, not a generic schedule. A 2,000 sq ft Tampa home with two dogs and a dirty return may need a filter every 3 weeks in summer. A 1,200 sq ft condo with no pets may be fine at 60 days. Ask at the tune-up.
Use the 10 percent repair discount on repairs flagged at the tune-up, not just emergencies. If the tech spots a borderline capacitor, scheduling the repair before it fails saves an emergency visit and keeps the 10 percent discount applying to the part and labor.
Tell us about system changes. Added a room, converted a garage, or enclosed a porch? The AC load calculation changes. Letting us know at the next visit lets us assess whether airflow adjustments are needed before comfort problems develop.

Homes with older galvanized or polybutylene pipes may benefit from twice-yearly checks.

Annual flushing and anode inspections, covered under a Home Therapist maintenance plan, help maximize longevity. Home Therapist prefers Rheem for reliable replacements.

Is a maintenance plan worth it in Tampa?

For most Tampa homes, yes. AC systems here run far longer than northern systems, which means faster wear. The Home Therapy Club is $20 a month per AC system ($220 a year prepaid); one prevented emergency repair often covers 2-3 years of the plan. Plus priority dispatch in summer when every company is slammed.

What happens at a tune-up?

Full system check: coolant levels/pressure, thermostat calibration, electrical inspection (capacitor, contactor, relay), coil cleaning (indoor + outdoor), drain line flush, airflow test. 60-90 minutes on-site. We send a written report afterward.

Is the 10% repair discount worth it?

Math check: if a repair is $699, 10% off = about $70 saved. The Home Therapy Club is $20 a month per AC system ($220 a year prepaid) and also includes 2 AC tune-ups, a water heater flush, a plumbing inspection and a water quality test. One or two repairs a year, plus the included visits, and the plan pays for itself.

Do you price-gouge non-members?

No. Non-members pay our normal flat-rate pricing, same prices every other customer sees. Plan members get an additional discount on top. We don’t jack up the base price to make discounts look bigger.

Can I cancel anytime?

Yes. The Home Therapy Club is month to month (unless you prepay the year) with no long-term contract. If a tune-up or any other plan benefit has already been used that year, the rest of the year is due at cancellation and there is no refund, so check the plan terms first.

What does the Home Therapy Club include?

2 AC tune-ups a year, 1 water heater flush a year, 10% off all AC and plumbing repairs, 5% off new systems, priority scheduling and dispatch, free estimates with no service call fee, a free water quality test, and a free whole-house plumbing inspection. $1,015 in yearly value for $20 a month per AC system.

Can I enroll a rental property?

Yes. We work with Tampa landlords and property managers frequently. Each AC system is the same $20 a month; there is no multi-property discount.

Do you also cover water heaters and plumbing?

Yes. Each membership covers one AC system and includes a yearly water heater flush (tank flush or tankless descale), a whole-house plumbing inspection and a water quality test; water softener service is not included. Each extra AC system is another $20 a month.

What if a covered system dies during the plan?

Plan covers maintenance, not replacement. But Home Therapy Club members get 5% off new equipment and priority scheduling. We’ll typically lock in the quote for 90 days.

When's the best time to join?

Before summer (March-May) is ideal for AC tune-ups, avoid the June-August rush. Before winter (October) for heating systems. You can join any month though; we schedule around your availability.

Does a Home Therapist maintenance plan cover both my AC and water heater for one monthly fee?

Yes. The Home Therapy Club includes both HVAC and water heater maintenance under one enrollment. The water heater visit includes an annual flush, anode rod inspection, and pressure-relief valve test, all tasks that materially extend water heater life in Tampa’s hard water environment. Call (813) 343-2212. Licensed CAC1819196 and CFC1431159.

Can I use my plan discount on a repair that was not found during the tune-up?

Yes. The 10 percent member repair discount applies to any covered repair during your active plan period, not just issues found at the tune-up. If your AC breaks in August between tune-ups, the discount applies to that service call as well. Call (813) 343-2212. Licensed CAC1819196 and CFC1431159.

What if I move during my plan period?

If you move, we just change the address on your membership. Give us a call to update your service address and we will adjust the system details in your account. We serve all of Hillsborough County and parts of Pinellas, so most moves within Tampa Bay are covered. Call (813) 343-2212. Licensed CAC1819196 and CFC1431159.

Does the maintenance plan cover my mini-split in addition to my central AC?

Yes, we service and maintain all major brands of ductless mini-split systems. Mini-split maintenance includes coil cleaning at both the indoor head and outdoor unit, filter cleaning, drain inspection, and refrigerant pressure check. A ductless mini-split counts as one system, so each one is $20 a month in the Home Therapy Club. Call (813) 343-2212. Licensed CAC1819196 and CFC1431159.
