Tampa water
Why Tampa Water Heaters Fail the Way They Do
Most of the repairs we make trace back to the water and where the heater sits.
Very hard water
City of Tampa water averaged 10.8 grains per gallon in 2024. Sediment settles in the tank, buries the lower element and makes it burn out early.
Sediment noise
That popping or rumbling is water boiling under the sediment. A yearly flush keeps it from building up.
Anode rods
The anode rod wears away so the tank does not. Once it is gone, the tank starts to rust. We check it on every flush.
Storms and surges
Power surges can damage thermostats and elements on electric heaters, and tripped breakers often follow a storm.
Repair or replace
Repair It or Replace It?
Most water heater problems are a part, and a part is worth fixing. We tell you plainly when the tank itself is done.
- Repair makes sense for an element, a thermostat, a relief valve, a drain valve, an anode rod or a gas valve.
- Replace when water is coming from the tank itself, when the hot water is rusty, or when the tank is near the end of its life. The U.S. Department of Energy puts tank life at 10 to 15 years.
- What replacing costs: most Tampa homes get a Rheem 40 or 50 gallon electric tank, $1,629 or $1,979 installed. The permit fee is billed separately.

Questions
Water Heater Repair Questions
How much does water heater repair cost in Tampa?
Water heater repairs start at $299. A relief valve, anode rod or drain valve is $299, a gas valve is $319, a heating element or thermostat is $379, and an expansion tank is $379 to $479. The diagnosis is FREE, and you approve the written price first.
Why is my water heater not making hot water?
On an electric heater it is usually a tripped breaker, a burned-out element or a failed thermostat. On a gas heater it is usually the pilot, the thermocouple or the gas valve. Heavy sediment can also bury the lower element.
Should I repair or replace my water heater?
Repair it when a part has failed: an element, a thermostat, a valve or an anode rod. Replace it when the tank itself leaks or the hot water is rusty. We price both on the FREE diagnosis.
My water heater is leaking. What should I do?
Close the cold water valve on top of the heater and turn off the breaker or the gas, then call us. A leak from the relief valve or drain valve can be repaired; a leak from the tank itself means replacement.
How often should I flush my water heater in Tampa?
Once a year. City of Tampa water is very hard, at 10.8 grains per gallon in 2024, so sediment builds up fast. Our flush is $89 for a tank or tankless heater and includes a whole-house plumbing inspection.
Do you repair tankless water heaters?
Yes. We repair and descale tankless units from every brand. A descale is $89, and repairs are priced in writing after the FREE diagnosis.
What brands do you repair?
Every brand, including Rheem, A.O. Smith, Bradford White, Rinnai, Navien and State. Our trucks carry the common parts.
Can you repair my water heater the same day?
Same-day service is available on many jobs, and most repairs use parts on the truck. If a part has to be ordered, we tell you before we start.
Is the water heater diagnosis free?
Yes. The diagnosis is FREE at any hour, with no trip, after-hours or weekend fee. If you decide not to repair it, you owe nothing.
Why does my hot water smell like rotten eggs?
Usually the anode rod is reacting with the water. Replacing the anode rod, $299, and flushing the tank normally fixes it.
