Signs
Signs It Is Time to Replace Your Water Heater
A repair fixes a part. These signs usually mean the tank itself is done.
- Water pooling under the tank, or a leak from the bottom of the tank.
- Rusty or brown water from the hot side only.
- Popping or rumbling as it heats, from years of hard-water sediment.
- Running out of hot water faster than it used to.
- Age: the U.S. Department of Energy puts tank water heater life at 10 to 15 years.
Leaking right now? Close the cold water valve on top of the heater, turn off the breaker or the gas, and call us.

Tampa homes
What Shapes a Water Heater Install in Tampa
Where the heater sits and what is in the water decide most of the job.
Very hard water
City of Tampa water averaged 10.8 grains per gallon in 2024. Sediment builds up in tanks and scale in tankless units, so a yearly flush matters.
Closets, garages and attics
Many heaters sit in a hall closet, a garage or the attic. Attic and closet heaters need a drain pan, and tight closets often need a short tank.
Gas homes
Gas heaters need the right vent and a sound gas line. Our plumbing license covers natural gas and propane lines.
Pressure and expansion
Homes with a pressure regulator or a check valve need somewhere for heated water to expand. We check for an expansion tank and quote one when it is needed.
Tank or tankless
Tank, Tankless or Hybrid?
Most Tampa homes are well served by a tank. Here is how the options compare, and we price any of them side by side for FREE.
- Tank: the lowest price, $1,518 for a Rheem 40 gallon. It stores hot water, so it can run out on a busy morning.
- Tankless: endless hot water and a small footprint. Rheem is our Premium line; Navien (gas) and Stiebel Eltron (electric) are our Elite line.
- Hard water and tankless: City of Tampa water averaged 10.8 grains per gallon in 2024 (very hard). Tankless heaters need yearly descaling, and we recommend a water softener with one. If you decline the softener, we still install it.
- Hybrid heat pump: a tank that heats with a heat pump, $4,459 to $7,357, the most efficient option.
Tank life: U.S. Department of Energy, Building America Measure Guideline (2012). Hardness: City of Tampa 2024 water quality report.

Questions
Water Heater Installation Questions
How much does water heater installation cost in Tampa?
Most replacements we do are a Rheem 40 or 50 gallon electric tank, $1,629 or $1,979 installed. Gas tanks start at $1,979, Rheem tankless is $1,369 to $2,260 electric and $3,158 to $4,371 gas, and hybrid heat pump heaters are $4,459 to $7,357. The permit fee is billed separately, and the estimate is FREE.
Should I get a tank or a tankless water heater?
A tank costs less up front and suits most Tampa homes. Tankless gives endless hot water and saves space, but it needs yearly descaling in Tampa hard water, and we recommend a softener with it. We price both on the FREE estimate so you can compare.
How long does a water heater replacement take?
Most tank-for-tank swaps take a few hours. Converting from a tank to tankless, or moving the heater, can take most of a day because of gas, vent or electrical work.
What size water heater do I need?
As a rule of thumb, 40 gallons suits 1 to 3 people and 50 gallons suits 3 to 5. Tankless units are sized by flow rate instead of gallons. We size it on the estimate from the household and the fixtures.
What water heater brands do you install?
Rheem is our preferred tank and Premium tankless brand. For Elite tankless we install Navien gas and Stiebel Eltron electric. We install and service all brands, including heaters you buy yourself.
Do I need a permit to replace a water heater in Tampa?
Yes. Water heater replacements need a Hillsborough County plumbing permit and an inspection. We pull the permit and schedule the inspection, and the permit fee is billed separately.
Can you replace my water heater the same day?
Same-day service is often available when the heater is in stock and the swap is straightforward. If a special size or a tankless unit has to be ordered, we tell you when you call.
Do I need an expansion tank?
If your home has a pressure regulator or a check valve, heated water has nowhere to expand, so an expansion tank is needed. We check on every install and quote one, $379 to $479, only when it is needed.
Do you haul away the old water heater?
Yes. We drain it, disconnect it and haul it away, and we clean up the space before we leave.
How long does a water heater last in Florida?
The U.S. Department of Energy puts tank water heaters at 10 to 15 years and tankless at up to 20 years. Tampa hard water shortens that when the heater is never flushed, so a yearly flush helps.
